Buying a home in Lomas de Campoamor

Green living around the golf course, with the coast a few kilometres away.

Where you end up

Inland around the golf course — not on the beach

Lomas de Campoamor is the green part of Orihuela Costa, on the hills around Real Club de Golf Campoamor. You live higher up and more quietly than on the coastal strip, among palms, pines and fairways. The offer consists of apartments, bungalows and villas — some overlooking the course.

Note the distinction: Lomas de Campoamor lies inland around the golf course. Dehesa de Campoamor lies on the coast. So check the exact address: the name Campoamor alone does not tell you how close a home is to the beach.

The area

How does this differ from living right on the coast?

No promenade at the door, but green slopes and the open landscape of the golf course. The summer bustle of the coast stays at a distance; how much you notice depends on the residential zone and the season.

For most residents a car is practical: supermarkets, restaurants and medical facilities are in the surrounding centres of Orihuela Costa, the Zenia Boulevard shopping centre about four kilometres from the resort. Not every home is within comfortable walking distance of shops or beach.

Golf

Living around Real Club de Golf Campoamor

The course has 18 holes, a length of 6,277 metres and par 72. It lies between two valleys, sheltered by low hills and Mediterranean vegetation. For golfers the course is close; those who do not play get the open space and greenery above all.

The distance to fairways, clubhouse and practice facilities differs per home: some look directly over the course, others sit in an adjoining residential zone. We check this per address.

Beaches and coast

The beaches of Campoamor within reach

Dehesa de Campoamor, the coastal district, has several beaches and coves: La Glea — a wide sandy beach by the marina, with facilities and accessible zones — Aguamarina with smaller coves, and the quieter Barranco Rubio.

From the golf resort entrance, Campoamor beach is about three kilometres according to the official route information. How quickly you get there depends on the home’s position, the route and the season — which is why we check this per home instead of promising one walking or driving time.

Choosing a home

What do you check with an apartment or villa here?

On a map many homes sit close together; on the ground the difference lies in orientation, position within the complex and the community rules. These are the points we map out in advance for every home — in four groups.

Home and comfort

  • terrace orientation and sun through the day
  • accessibility: stairs, lift, thresholds
  • parking space or garage, and its rules
  • condition of installations, insulation and air conditioning

Position

  • the view today — and what may still be built
  • route to the coast, shops and main road
  • noise from the golf course, roads or shared zones
  • exact address: Lomas (golf) or Dehesa (coast)?

Complex and costs

  • current community fees and what they include
  • approved and planned special levies
  • latest minutes and outstanding debts
  • maintenance of garden, pool and façades

Use

  • second home: management and maintenance from afar
  • permanent living: daily routes and amenities
  • renting out: licences and community rules
  • included furniture and inventory

A good fit if you…

  • value greenery and space around you more than a promenade at the door
  • play golf, or appreciate the open landscape of a golf course
  • want beaches and shops within reach, without living in the middle of them
  • have a car and are happy to use it daily

Less suited if you…

  • want to walk from the front door onto a lively promenade, a historic village centre or a large sandy beach
  • would rather not depend on a car

That is why we first look at how you want to live, and only then at homes.

Buying & costs

What does buying a home here really cost?

The purchase price is one part of the investment. For a resale home add transfer tax, notary, registration and legal assistance; for a new build, different taxes and costs apply. Current rates and a worked example are in our guide to buying property in Spain.

Within a residential complex, community fees often apply for gardens, pools, lifts, security or maintenance. The amount differs per complex and is in the latest minutes. For the final legal and tax check we work with an independent lawyer and, where needed, a tax adviser.
