Here, we explain step by step how the buying process works.
1. We map out your wishes and budget
Before we start visiting properties, we take plenty of time to get to know your situation.
This allows us to search specifically for properties that genuinely suit you, rather than sending you dozens of options that ultimately aren't relevant.
Together, we also look at:
- your available budget
- any financing you may need
- your preferred region and lifestyle
- the running costs after purchase
- tax and legal points to consider
You don't have a NIE number or a Spanish bank account yet? No problem. We'll guide you through this.
For non-residents, Spanish banks typically finance between 60% and 70% of the purchase value.

2. Viewings with honest advice
You don't buy a property with your eyes alone, but with your head as well.
During the viewings, we look not only at the property itself, but also at the things that are often overlooked:
- location and accessibility
- the orientation towards the sun
- the quality of the urbanisation
- community charges
- future developments in the area
- rental potential
- any points that deserve attention
We don't believe in sales talk.
That's why we tell you not only what we think is good about a property, but also what we feel is less strong. Only then can you make a well-considered decision.

3. Offer, reservation and purchase agreement
Have you found your dream home?
Then we'll guide you through making an offer and the negotiations with the seller.
Once an agreement is reached, the private purchase agreement is drawn up (Contrato de Arras), at which point a deposit of around 10% of the purchase price is usually paid.
With that, the property is reserved and taken off the market.
From that moment on, the legal checks begin.

4. Independent legal checks
This is perhaps the most important step in the entire buying process.
We always advise our clients to work with an independent solicitor who defends their interests exclusively.
Among other things, the solicitor checks:
- the title deed
- debts and charges
- permits and licences
- the town-planning situation
- habitation documents
- energy certificates
- bank guarantees in the case of new-build
Only once everything is legally in order do we move on to the notary.

5. Signing at the notary and handover of the keys
The purchase is officially completed at the notary.
At that point:
- the remaining balance is paid
- the keys are handed over
- the title deed is signed
- registration in the Spanish property register begins
From that moment on, you are officially the owner of your property in Spain.

Even after the purchase, we remain available for any questions, the connection of utilities, insurance, practical matters and advice.
