For additional services we work with established partners. They communicate their prices upfront, so you're never faced with surprises.
That depends mainly on when you start and the type of property you choose.
With an existing property or a new build that's already move-in ready, it can go quickly — sometimes even within a few weeks if everything is well prepared.
In most cases you count on three to six months: from first conversation to key handover. The orientation and selection take a few weeks; the legal phase between preliminary agreement and notary usually takes four to eight weeks.
With new build under construction, the timing follows the developer's schedule. Depending on the phase the project is in, that can range from a few months to a year and a half.
The NIE (Número de Identidad de Extranjero) is your Spanish tax identification number. Without a NIE you cannot buy a property, open a bank account or sign contracts. It is therefore not a formality — it is the first real step.
We arrange the application together with our law firm. In practice you barely need to do anything for this yourself.
Our heart and deepest knowledge lie on the Costa Blanca and Costa Cálida — that's where we live, where we know every village centre, every notary and every builder. For other regions we work selectively and only where we have reliable partners on the ground.
We never simply search 'remotely'. We'd rather honestly say we don't do it than guide a trajectory where we can't guarantee our own quality.
Then that's fine. We don't charge for the introductory conversation and we don't try to convince you. A good purchase comes from conviction, not persuasion.
Many clients come back years later — sometimes with the same questions, sometimes with completely different ones. That's exactly how we mean it.
