Community fees in Spain: how to assess a comunidad before buying

If you buy an apartment or a home with shared amenities in Spain, you will usually deal with a comunidad de propietarios: the owners' association. The monthly or periodic fee matters, but it tells only part of the story. You also buy into agreements about maintenance, decision-making and future expenses.

The right question is therefore not only “How much are the community fees?”, but also “What do I get for them, what is coming up and how healthy is the community?” This guide shows which documents to request, how to read a budget and which signals call for extra investigation.
