At the same time, buying new-build works differently from buying an existing home. In many cases you are buying before the home is fully built.

Off-plan or key-ready?
Not every new-build home is at the same stage.
Off-plan
When you buy off-plan, you buy before the home is fully finished.
The advantage is that you often have more choice in location, views, finishes and sometimes even the layout of the home.
On top of that, prices at this stage are often more favourable than after completion.
The trade-off is that you have to wait until the home is built.
Key-ready
With a key-ready home, everything is already finished.
You see exactly what you are buying, you can experience the spaces and you can usually move in or let it out quickly.
Which option suits you best depends on your situation, your timing and your expectations. That is why we always look at this together.

Payment happens step by step
With new-build, you normally do not pay the full amount in one go.
After the reservation, several payments usually follow during construction, after which the remaining balance is paid at the notarial transfer.
The key point here is that every payment you make before handover must be legally protected.
To this end, the developer should provide an individual bank guarantee or insurance bond.
Should a project not be completed for whatever reason, this guarantee protects the amounts you have already paid.
For us, that is an absolute basic condition.

Permits and legal checks
Even with new-build, a thorough legal check is essential.
An independent lawyer checks, among other things:
- the building permit
- the legal status of the project
- the bank guarantees
- the contract terms
- the planned handover date
- the permits required for habitation
We always recommend working with a lawyer who defends your interests alone. That way you can be sure everything is done correctly.

The handover of your home
Before you become the owner, we inspect the home together.
During this handover we check the finishes, the installations and any minor defects.
These points are recorded so that the developer can put them right.
This process is often called "snagging" and is an important step before the final transfer takes place.
