Frequently asked questions about buying a house in Spain
Can I buy a house in Spain as a Belgian or Dutch buyer?
Yes. There are no restrictions for EU citizens buying property in Spain. You do need a NIE number (tax identification number); we help arrange it and guide you through the whole process.
How much does buying a house in Spain cost on top of the price?
On top of the purchase price, budget around 10 to 13% in additional costs: transfer tax or VAT, notary, registration and legal fees. Our guide “Purchase costs & taxes” has the details and a worked example.
Is it safe to buy a property in Spain?
Yes, provided you approach it properly. Every purchase goes through a notary and is registered in the land registry. An independent lawyer checks the legal and planning situation. We work only with trusted partners and guide you through every step.
Do I need a lawyer when buying a house in Spain?
It is strongly recommended. An independent lawyer checks the title deed, any debts or charges and the permits, and defends your interests in the reservation contract and the notarial deed.
Can I get a Spanish mortgage as a non-resident?
Yes. Spanish banks provide mortgages to non-residents, usually up to 60–70% of the value. The terms depend on your income and profile. We put you in touch with the right partners.
How long does buying a house in Spain take?
For an existing home, the journey from reservation to notarial deed often takes around 6 to 10 weeks. For off-plan new-build, handover depends on the construction phase. Our step-by-step plan explains every stage.
Where in Spain is best to buy?
It depends on your wishes. The Costa Blanca North (Altea, Jávea, Benissa, Calpe, Moraira) is known for its charm and nature; the Costa Blanca South and the Costa Cálida often offer more value and strong rental markets. Our region and town pages let you compare them at your own pace.
