Buying a home in La Manga Club
Living between two seas.
Buying a home in La Manga Club means choosing a green golf and sports resort in the municipality of Cartagena, on the Costa Cálida in Murcia. The secure estate lies between the Mediterranean and the warm Mar Menor lagoon, close to Cabo de Palos. Property in La Manga Club ranges from apartments and penthouses to villas, spread over several residential zones — each with its own relationship to the golf courses, the greenery and the sea. This guide helps you judge whether the area truly suits you, what living and buying here costs and what to check before you buy.
La Manga Club in short
Here you live in nature, not next to it.
La Manga Club is not a strip of apartments along a promenade, but a vast green estate of over 550 hectares, tucked between hills, golf courses and Mediterranean vegetation. Beyond the barrier the pace changes: quiet lanes, plenty of green and the sea never far away.
The resort has existed for decades and is lived in outside the summer season too, by an international community of permanent residents, winter residents and second-home owners. Several amenities are available year-round; opening hours vary by venue and season.
Compared with the busier coastal strip, the difference is felt above all in the quiet between the residential zones — and in the freedom to head for the sea, the lagoon or the nature park whenever you feel like it.

Three golf courses, and far more than golf.
La Manga Club owes its name to golf: three 18-hole courses winding through the valley, each with its own character — from broad fairways to sheltered holes against the hills. There is challenge for the experienced and room to develop your game at ease.
There are also a large tennis and padel centre, a sports club with a gym, a spa and several restaurants. Many sports, dining and wellness amenities are located within the resort and, depending on where you live, can be reached on foot, by bike, by buggy or by car. You do not have to be a golfer to feel at home here.

The warm lagoon on one side, the open sea on the other.
The Mar Menor is Europe’s largest saltwater lagoon: shallow, warm and calm water, ideal for swimming, sailing or paddleboarding. On the other side lies the open Mediterranean at Cabo de Palos, with clear bays and a well-known diving area around the Islas Hormigas marine reserve.
The protected coast of Calblanque lies right next to the resort: kilometres of unspoilt beaches, dunes and clifftop paths without high-rise. A little further on, the lighthouse of Cabo de Palos marks the point where lagoon and sea meet — the old fishing village has a lively harbour and restaurants where the day’s catch reaches the table.
The Costa Cálida has mild winters and plenty of sunshine, so this rhythm is no summer exception. How quickly you reach the lagoon, the sea or the nature park depends on the residential zone you live in.

From key-ready apartment to spacious villa.
The offer in La Manga Club includes apartments and penthouses with a terrace and shared pool, and larger villas with their own garden. Some homes sit directly on the golf course, others higher up the hill with views over the valley or the sea. The atmosphere, shared amenities and rules differ noticeably from one residential zone to another.
What we look at when selecting, beyond bedrooms, square metres and price:
- orientation and amount of sun on the terrace
- views and possible future construction
- distance to amenities and parking
- lift and accessibility
- community fees and rules of use
- rental options and licences
- noise from roads, the golf course or shared zones
Whether you are after a second home or plan to live here permanently: our guide to buying property in Spain walks you through a purchase step by step.
What does living and buying in La Manga Club cost?
In the current offer, apartments start around €400,000. Prices and availability can change.
The purchase price is only part of the total investment. For a resale home you also need to budget for transfer tax, notary, registration and legal assistance; for a new build, different taxes and costs apply. Our guide to buying property in Spain sets out the purchase costs and taxes.
Within the resort, community fees differ per home and zone — for maintenance, security, gardens or pools — and sports or club memberships may apply separately. For the final legal and tax checks we work with an independent lawyer and, where needed, a tax adviser.
Who is it for — and who is it less suited to?
La Manga Club suits you if you like an active life — golf, tennis, padel, walking or watersports — and value a secure, green estate with an international community. It works as a second home and as a permanent base, as long as you take the scale of the resort into account.
It is less suited to anyone who wants to walk from home into a lively town centre every day: Cartagena and Murcia are a drive away, and the resort itself is large. Depending on the zone, a car is practical or necessary. Those who, on the other hand, come home to space, tended landscape, sport and two seas close by often understand on their first drive through the estate why people keep coming back.
Practical points to check before buying
A home in La Manga Club is not chosen on bedrooms, square metres and price alone. We check these points for every home we select:
- Getting around
- The resort is large. Depending on the residential zone a car is practical or necessary — also for shopping outside the estate, the beaches and the airport.
- Community fees
- They differ per home and zone. Ask for the current contributions, approved and planned special levies and the latest minutes of the owners’ association.
- Memberships
- Check any sports or club memberships: are they compulsory, what do they cost and what is included?
- Maintenance and renovation
- Check the community rules for alterations, façades, terraces and outdoor spaces.
- Parking
- Check the parking spaces and parking rules per home and per zone.
- Renting out
- Check rental options and required licences per property; regional, municipal and community rules can differ.
- Snapshot
- Prices and availability can change. What you read on this page is a snapshot; we re-check everything per home.

Yes. The resort is lived in outside the summer season too, with an international community, and several amenities are available year-round. Opening hours do vary by venue and season.
